How to Avoid the Rush in Today’s Hot Property Markets and Get the Best Deals

It may seem surprising to be talking about hot property markets just nine months after the Financial Tsunami smashed investor confidence into tiny fragments, but history will tell us that what the event did was to bring about a sudden price correction in assets that had become overvalued. As with other investment markets, property has seen a “flight to quality”, as valuations in the world’s major economies fell back into more affordable price brackets.

Now is the time that opportunistic investors are moving in to buy undervalued assets.

One of the hottest markets right now is the UK, where we are seeing something close to panic buying of London flats priced from £200,000 to £300,000. This was driven first by international investors cashing in on sterling weakness and lower prices, and is now being fuelled further by domestic buying.

Weekend property seminars in London and Asia are packed with cheque-book waving investors queuing to sign reservation forms and mortgage applications, and whole development phases are selling out in just two days. This is prompting some developers to release new phases early, which in turn is bringing construction schedules forward.

That is some turn-around, so don’t be surprised to see shiploads of cranes heading from the Persian Gulf to the Thames Estuary!

Such buyer behaviour is typical when a ‘window of opportunity’ is perceived by the broad investment community. So as momentum threatens to turn into panic it pays to take a few moments to hover above the pushing and shoving and pick out what is really going on. Taking our current hot property market as a working example we can see:

1. Is there is real value behind the hype? Valuations are 15-20% down from their peaks and sterling is giving international property investors a further 20% discount on 12 months ago. Good sales turnover is proving that London’s current valuations are robust, while some distressed selling is inhibiting price rises.

2. Is demand sustainable in the long term? Demand for accommodation in London remains high from multi-national companies, international students and a wealthy local population. New housing starts have dropped by around 60%, so supply will remain short, keeping rentals at high levels.

3. What is being overlooked? Investors tend to focus on just two or three factors when making a decision on what to buy. In London these are “Where is the nearest underground station?” and “Is the price per square foot less than £400?” Good questions, but ones that need to be supplemented by a good, hard look at future rental demand. Check the location carefully. If it is a regeneration area, understand exactly what that means for the years ahead and what alternatives there are. If the area has really strong rental demand and restricted future supply it could well be worth paying far more than £400 per square foot. Price follows yield, so look at yield first!

4. Consider whether a new development is being built and finished to a standard appropriate to the type of demand in that area. Make sure that is neither being built just to achieve a low price point, nor too swanky and therefore unnecessarily expensive. Search for existing rental properties in the immediate area and use these as your reference point.

5. If buying a new development, check the reputation and track record of the builder and stay with household names. That will give you one less thing to explain when you come to re-sell.

6. Look for value in existing housing stock. Owners wanting to sell now are prepared to consider lower offers, and you can confirm the value either from existing rental income accounts or from other comparable properties. Negotiate a discount and award yourself the comfort of some free equity!

During the early stages of a recovery or growth cycle you can buy almost anything and do very well in the long term. However, a little digging for the best opportunities will enable you to add in the reassurance of some tangible short-term value too.

Dieser Klassiker der TV-Unterhaltung dreht sich um die Impossible Mission Force, ein Team auergewhnlicher Spione, jeder ein Experte auf seinem Gebiet der Anfhrer, der Technikexperte, der Muskelmann, der Meister der Verwandlung und die Femme Fatale. Es gibt auch im Fernsehbereich Mythen, die man wohlwollend vielleicht am ehesten mit dem Phänomen der Urban Legends vergleichen kann. So purzelte der vielzitierte Satz von Horst Tappert („Hol mal den Wagen, Harry“) niemals dem Darsteller aus dem Mund und auch der titelgebende Ausspruch Kobra, übernehmen Sie! verdankt seine Entstehung ausschließlich der manchmal fragwürdigen Methoden der deutschen Synchronbearbeitung und existierte schlicht und ergreifend nie im englischen Original. Dort und überall auf der Welt wurde die Agentenserie unter dem Titel Mission Impossible berühmt. In Deutschland erlebte die in den späten sechziger Jahren entstandene Serie, die es bis ins Jahr 1973 immerhin auf 171 Episoden brachte ohnehin eigentlich erst in den neunziger Jahren! mit dem Advent von werbefinanziertem Fernsehen auf Kabel1 oder Pro7 ihre komplette Auswertung. Bis dahin wurden im öffentlich-rechtlichen Fernsehen lediglich 22 Folgen zwischen 1967 und 1969 ausgestrahlt und schließlich Mitte der Siebziger unter dem Titel Ein unmöglicher Auftrag 28 Folgen nachgelegt.

Nicht zuletzt aufgrund der fulminanten Blockbusterfranchise unter der Regie von Brian dePalma, John Woo und schließlich J.J.Abrams glaubt beinahe jeder mit dem Titel Mission Impossible etwas anfangen zu können. Im Gegensatz zu den Kinofilmen geht es in der Serie jedoch um ein Geheimagententeam, dass sich um die vertracktesten und gefährlichsten Fälle auf dem Globus kümmert. Mit allerlei technischem Schnickschnack bündelt das Team seine ausgefallenen Talente und löst jeden Fall. Kopf des Teams ist zunächst Dan Briggs (Steven Hill) der jedoch bereits nach kurzer Zeit von Jim Phelps (Peter Graves) abgelöst wird. Zu Beginn jeder Folge erhält Phelps vo! n einer Stimme auf einem sich selbst vernichtenden Tonband den Auftrag . Daraufhin legt die „Impossible Mission Force“ los. Je nach Lage des Falls rückt das Model Cinnamon Carter (Barbara Bain), der Verwandlungskünstler Rollin Hand (Martin Landau), der Muskelmann Willie Armitage (Peter Lupus) oder das Technikgenie Barney Collier (Greg Morris) in den Mittelpunkt.

Kobra, übernehmen Sie! ist eine der erfolgreichsten amerikanischen Fernsehserien und ganz eindeutig Kind des kalten Krieges. Immer wieder drehen sich die Geschichten um Putschversuche in befreundeten Ländern oder mysteriöse paramilitärische Aktivitäten in kommunistisch unterwanderten Schurkenstaaten. Die Handlungsbögen der einzelnen Folgen folgen einem geradezu tröstlich-beruhigendem gleichem Muster. Wie beschrieben folgt der Auftragserteilung eine sich lediglich in Details unterscheidende Variation immergleicher Agentenplots. Das ist nicht wirklich negativ gemeint sondern beschreibt eine in Form gegossene, ausgesprochen erfolgreiche Struktur. Kobra, übernehme! n Sie! hat unter seinem Originaltitel Mission Impossible Fernsehgeschichte geschrieben. Crack Down on Heat Exchanger Fouling

Heat exchangers are the unsung heroes of many industrial processes and as such they tend to be taken for granted – nobody likes paying for what is often seen to be unnecessary maintenance. Heat exchangers provide duty for so long, that when they start to drop in efficiency, it’s usually a gradual process that goes largely unnoticed – until their performance has deteriorated sufficiently to be a problem. Then it really is a problem – and one requiring urgent attention.

What aggravates the situation is the heat exchanger that has never been cleaned properly, coupled with the commercial need to keep it on-line. When the decision is made to carry out cleaning, often nobody knows what the performance of the exchanger is meant to be, either because the drawings have been lost, or no record of any improvement was made after the original cleaning.

When the exchanger finally is opened up to ascertain the extent of the fouling, it’s not surprising to find it is so severe that cleaning takes a lot longer than planned. Any benefit that might have been gained by a quick traditional clean is offset by the extended cleaning duration and costs – and, of course, lost production.

If that sounds like a nightmare scenario, bear in mind that this is the sort of situation specialist cleaning companies encounter every week. Cleaning is often carried out without any firm knowledge of how much of an improvement the cleaning will give and how long its effects will last. Having to make ‘finger in the wind’ predictions clearly is not a satisfactory way to plan maintenance.

One of the most popular and widely-employed heat exchanger configurations in industry, is the straight or hairpin shell-and-tube exchanger. With hundreds or thousands of small-bore tubes bundled together, the extent of quite modest scaling can involve major work to return the exchanger to anything near its commissioned performance. If the outside of the bundle is heavily scaled as well, the cleaning challenge rises by an order of magnitude.

There is potential to bring about a significant improvement in heat exchanger accessibility and ‘cleanability’, by working more closely with the people who design heat exchangers and fabricate industrial plants.

Better design would lead to improved cleaning – where improved means faster, cleaner and safer, possibly in-situ or even on-line and with better waste containment. It would then be easier and quicker to clean exchangers back to bare metal to return them to duty and their design performance faster.

Plants are generally specified and ordered on the basis of throughput, not accessibility and ease-of-cleaning. Suppliers are happy to comply with this and therefore tend to design heat exchangers with 30-40% excess capacity to ensure that they can continue to provide duty, even when quite extensively fouled. Heat exchangers the world over are currently designed and installed with a view to using one of three systems for cleaning: chemical, pressure jetting and/or mechanical and this approach has remained unchanged for over 50 years.

When it comes to maintenance, refineries – like most of industry – tend to compete on the same basis – a 21-day shutdown is decreed because it’s been done that way for maybe the last 20 years. The same cleaning methods are generally used slavishly, with high-pressure water as the cleaning medium.

Most companies look at their heat exchangers in isolation and simply try to extend their run-time, instead of having them designed or re-designed so they can be cleaned more regularly, but faster and better. BP’s Coryton refinery, for instance, managed to reduce cleaning time on one shell-and-tube heat exchanger from three days to three hours by applying a different approach to cleaning it.

If a plant is optimized for cleaning, almost full production can be maintained throughout the cleaning process. Relatively minor mechanical changes, such as adding isolating valves to heat exchangers, means that each exchanger, or bank of exchangers, can be taken down and cleaned while the others remain on-line. A redesign of the exchanger so that a header can be removed, means it can then be cleaned with a different system to the standard high-pressure water jetting, in a few hours instead of several days.

At Dow Corning’s silicone plant in Barry, south Wales, a tubular boiler and fire tube in the Energy Recovery Unit (ERU) required the removal of a 5mm layer of deposit in as short a time as possible to minimize lost production. Another obstacle was that the unit, which carries waste gases, takes 48 hours to cool and prepare – even with the introduction of a chilled nitrogen purge – before personnel can enter to clean it manually.

The solution involved developing a bespoke remote de-scaler, which was inserted through a small 50cm man-way. Once inside, the de-scaler expanded to fit the hot fire tube, while reaching the full length of the carbon steel tube. With cooling time and man entry eliminated, the shutdown was reduced from five days to three and there was a noticeable improvement in performance of the ERU when it came back on line.

Improved cleaning cycles also mean the rate of future fouling build-up is reduced, which in turn reduces the risk of tubes corroding as a result of the exchanger being open to the atmosphere longer for cleaning.

Heat exchange surfaces therefore remain smoother and provide better heat transfer. If and when the exchanger does foul up, it’s easier to clean next time around, using whichever system is preferred. This would represent a change of practice to what has been the norm since the 1980s, for instance, when what was then Mobil in the UK was one of the first refineries to decide that it would extend run-times by abandoning the annual clean and only clean every two years.

Today, typical service intervals have become stretched to three and even four years in some cases, but the apparent operational savings are actually a false economy. Shareholders are indeed happy, because they are getting longer run times, while competing refineries have little choice but to play the same game or lose millions during more frequent shutdowns. Four years down the line, however, the plant will have to come down for major cleaning and maintenance and it will experience a far higher capital replacement cost than ever before.

Membrane Diffuser Solutions For Wastewater Treatment Systems

In the aeration basin of a typical wastewater treatment plant there are both organic and inorganic matter that can impair the function of fine bubble diffusers. Eventually this requires either additional energy to overcome high membrane headloss, or reducing the oxygen mass transfer to the process.

The rate and type of fouling depends on whether the plant is treating industrial or municipal wastewater, as well as on the process. Typically diffuser types foul more rapidly in low MCRT plants such as non nitrifying conventional processes than in high MCRT plants such as in nutrient removal processes like oxidation ditch, BNR and SBR.

Diffuser media which have been readily available in the market include porous types such as aluminum oxide, porcelain, ABS and Polyethylene, and non-porous types EPDM, Silicone and Polyurethane.

Most diffuser manufacturers have taken a targeted rather than blanket approach to diffuser fouling problems. For example, in a dairy WWTP, it is expected that there will be significant calcium fouling, therefore it is common to use a flexible membrane diffuser rather than a hard porous type which may prove more difficult to keep clean.

In some cases manufacturers have recommended lower roughness coefficient materials such as PU rather than EPDM in such applications to reduce surface adhesion of calcium, gypsum, and silicas to the membrane. However, there have always been trade-offs in the selection of a diffuser media other than porous types or EPDM. For example PU and Silicone formulations that have been used often have a relatively high headloss and lower SOTE than EPDM. Silicone is also prone to tear propagation, add most PU is resistant to only 40 C. Only EPDM provides desirable physical properties and bubble sizes consistent with high SOTE. It should be noted that any result above 7% SOTE/m is considered high, and these tests were conducted at a diffuser submergence of 4.7m.

PTFE layered EPDM membranes were introduced in late 2004 and were installed throughout the course of 2005 in two dairies, one paper mill, one post aeration basin, a brewery, a landfill leachate treatment plant, and a number of municipal sewage treatment plants. In most of the cases, PTFE layered EPDM was selected due to the failure of previous technologies to avoid fouling to a sufficient degree that the plant could operate efficiently.

Rosso and Stenstrom (in their paper Economics of Fine Pore Diffuser Aging) have empirically studied the extent of fouling and cleaning intervals of various diffuser media in a wide array of municipal sewage treatment plants and have found that aF rates between cleanings of membranes even in municipal plants are much greater than common perception, dropping from an average alpha in a low MCRT plant of 0.50 to less than 0.40 after up to 2 years and stabilizing to less than 0.35 thereafter. At this time specifically in low MCRT plants they have found that the difference in aF between porous and non-porous fine bubble media do not vary significantly.

Stamford Scientific has recorded case studies where diffusers did not require cleaning, however, it was the operator’s curiosity to look at the diffusers that drove them to drain the tanks and inspect them. In both cases, the surface bubble pattern was consistent with new and clean diffusers, the dissolved oxygen concentrations had not changed from new, and the diffuser headloss appeared not to have changed significantly.

There are tests and evidence that shows little to no change in a between a new PTFE and an aged PTFE membrane in a typical municipal plant setting. This also includes evidence that there is little to no change in DP, with the help of independent research and the addition of further empirical examples. If this can be proven, wastewater plants of all sorts that install PTFE layered membranes will be looking at energy savings over the operating life of the plant of 30 to 40% with the added benefit of reduced maintenance and perhaps less frequent replacement requirements.

Bought this season from Amazon.de and it’s great! The picture is superb and the English soundtrack is included. It’s got digipak packaging (the fold-out type) making it quite compact. Forget about waiting for Playback to release a UK edition, go for this German set!

Die 3. Staffel von dieser Serie ist wirklich sehenswert. Leider gibt es keine weitere Staffel. In Ergänzung wäre ich froh, wenn auch die Serie “Der sechs Millionen Dollar Mann” auf den Markt käme! Die beiden Serien sind wirklich sehr empfehlenswert. (hab ich als Kind schon gerne angeschaut)

Kobra, übernehmen Sie! – Season 7, 1. Teil (3 DVDs) Die Serie ist top, die Box aber ein Flop! – Ghostwriter – Recklinghausen
Die komplette 7. Staffel beinhaltet insgesamt 22 Folgen, 12 davon in dieser Halbstaffel.

Die Bild- und Tonqualität ist auch hier, wie schon in den anderen Staffeln zuvor, im Großen und Ganzen ausgezeichnet. Lediglich die Box lässt aus meiner Sicht deutlich zu wünschen übrig, denn:

1.) Es gibt kein Booklet.
2.) Die Slim-Case-Hülle für die ersten zwei Discs ist eine Katastrophe, da sich die DVDs nur sehr schwer herausnehmen lassen.

3.) Die Slim-Case-Hülle für die dritte Disc ist nicht nur schwarz (völlig untypisch, da sonst die “Single-Hüllen” wie die “Doppel-Hüllen” transparent sind), sondern sie scheint auch noch etwas größer als die andere Hülle zu sein und lässt sich damit nur mit Mühe aus dem Pappschuber ziehen.

4.) Die DVDs weisen im Gegensatz zu früheren Seasons keinen farbigen Aufdruck mehr auf.

5.) Episode 1.1 wird im Menü der Disc als “Die Spieler” geführt – richtig ist aber “Der Spieler” (siehe Cover).

6.) Episode 1.3 wird auf dem Cover als “Der Camagu-Putsch” geführt – richtig ist aber “Der Camagua-Putsch” (siehe Menü der Disc).

Hier hätte sich der Hersteller m. E. (viel) mehr Mühe geben müssen, insbesondere auch in Anbetracht des nicht gerade günstigen Preises für eine komplette Season (zurzeit knapp 50 Euro für zwei Halbstaffeln).

Zu der Serie muss man eigentlich nichts sagen – sie ist ein absoluter Klassiker. Die einzelnen (fiktiven) Geschichten sind durchdacht und spannend, wie schon in den vorherigen Staffeln sind Peter Graves, Greg Morris und Peter Lupus in den Hauptrollen zu sehen. Unterstützt werden sie dieses Mal von Sam Elliott (als Dr. Doug Robert), Barbara Anderson (als Mimi) und Lynda Day George (als Lisa Casey).

Außerdem treten namhafte Gaststars wie z. B. Joanna Cassidy, William Shatner und John Vernon auf. Erwähnenswert ist auch die ausgezeichnete Filmmusik (u. a. von Lalo Schifrin) – insbesondere die Titelmelodie bleibt unvergesslich.

Fazit:
Eine großartige Serie, die insbesondere in den ersten drei Staffeln mit Martin Landau und Barbara Bain auf ganzer Linie überzeugte. Aber auch die restlichen vier Staffeln sind sehenswert, man denke da z. B. an die Staffeln 4 & 5 mit Leonard Nimoy.

Zu der Serie muss man eigentlich nichts sagen – sie ist ein absoluter Klassiker. Die einzelnen (fiktiven) Geschichten sind durchdacht und spannend, wie schon in den vorherigen Staffeln sind Peter Graves, Greg Morris und Peter Lupus in den Hauptrollen zu sehen. Unterstützt werden sie dieses Mal von Sam Elliott als Dr. Doug Robert und Lynda Day George als Lisa Casey.

Außerdem treten namhafte Gaststars wie z. B. William Shatner (alias “Capt. Kirk”), Joe Don Baker und Billy Dee Williams auf. Erwähnenswert ist auch die ausgezeichnete Filmmusik (u. a. von Lalo Schifrin) – einer der Hauptgründe für mich, die Serie anzuschauen.

Für mich sind allerdings nach wie vor die Staffeln 2 & 3 die besten, der Abgang von Martin Landau und Barbara Bain ist aus meiner Sicht nicht zu kompensieren.

Price is not the only criteria you should consider.

Let’s start with some basics. If your removal needs to be done right then spend the time asking questions. It can be difficult comparing competitors when you have limited knowledge about tree removal. One thing is for sure, be on the look out for inexperienced operators who want to see other quotes you’ve receive. Don’t show them the quotes, instead show them the door.
