When you are a loan officer, mortgage broker or loan originator, you know that the single best way to keep earning money is to close on deals often. To do that, you need to get in contact with several prospective new clients every day, in order to raise the number of completed deals you make daily. It is a full-time job to be a broker or loan officer, and you likely will not have time for a second full-time job of generating leads. There is a shortcut that makes good financial sense, and that is to buy mortgage leads. Some people have tried to generate leads themselves through telemarketing, but have discovered that buying online mortgage leads is superior to telemarketing for several reasons.

I love being in business and working out of my home. As a single Mom I actively seek ways to market my business as close to free as I can. In the area of leads that can be quite difficult. Most charge you an absurd amount of money for a list of names and contact information. I have been getting resourceful lately and wanted to share with you the top 5 ways you can obtain leads totally free.
1. Sales Spider-This website is kind of like a network marketing site with a twist. It is a great way to get free leads in just about any field. For an added twist you can earn Google Adsense income by doing nothing more than using their site. When you sign up free with Sales Spider you will see a bunch of tabs that run across the top of your screen. The second tab is LEADS. Click on that and then click on the industry you want. It's that easy. If you want to take advantage of their Google Adsense program just input your Adsense code. Then whenever you do anything on the site it places ads for you. Whenever anyone clicks on those ads you get 50%.
2. Use Your Mail-I get junk mail all the time. Since I am in to some online businesses, I take the addresses off of the mailings I receive and send them a postcard. Feel taken advantage of as a freelance writer? Feel like you are working harder for less money all the time?
Following are 7 rules for getting the rate you want – and deserve.
1. No bargaining
Would you go into The Gap and ask them, “Would you take $45 for these jeans instead of $60?” No, you wouldn't because they'd probably look at you like you were crazy.
So, why be so quick to haggle with potential clients? You're not just a “freelance writer.” You are a business, just like The Gap. They have overhead like salaries, marketing, rent, etc. to pay for. Well, so do you.
And, you don't have to say this to clients – it's all in how you present yourself and your business. Present a professional image, and the majority of clients won't even dream of asking you to cut your rate.
NOTE: Now, I do believe in giving discounts – eg, for first-time projects, for bulk projects, for continuing projects, etc. This is akin to sales and/or promotional campaigns in a retail store.
2. Target a “Savvy, No Nonsense” Market
And, what I mean by this is, a market that is accustomed to dealing with businesses, not “just a freelancer.”
This is why I like targeting businesses. When they contract a service, they already know what their budget is and if they can afford you. They will usually give you a yes or no very quickly – and won't string you along with “maybes, if you cut your rate, when the next client pays, etc.”
They will deal with you as a business because they recognize the value you bring to their business. This brings me to my third point . . .
3. Quantifiable Results
Offer quantifiable results to clients.
Use hard numbers to illustrate a point. Nothing sells like results a client can see in black and white.
While you can't guarantee results, you can give them realistic examples of how your services can add to their bottom line – which is really all most want.
4. Examples
If you have “before and after” copy of a website you've redone, or an example of a brochure you created from scratch, or results achieved from a case study you did for a previous client – share this.
Don't have any of this? Then, offer to do a sample job – eg, edit a few pages from their website, create a sample, one-page newsletter, etc.
5. Public Relations Magic
Most freelancers don't do this, but it can work better than doing projects for free. What is it?
Get media attention for your business. This can range from a profile by a local newspaper, to being quoted for a story that runs in a national magazine.
Two or three pieces of PR can go a long way toward establishing credibility. Many times, this will be all you need to get your foot in the door. Place whatever press you get in a “Media” or “About Us” section on your website.
6. Image
Another area many freelancers fall short in is presentation, as in company presentation.
The obvious things are a professional-looking web presence (and yes, you must have a web presence as a freelancer); brochures and marketing material.
An area that is hardly ever addressed is your tone when speaking with potential clients. And I don't mean the sound of your voice. I mean the confidence that comes from, “You've reached a well-run, organized, professional business.”
I answer the phone as if I have 500 employees. And, like many large companies, I have a series of questions I go through that conveys that you've reached a professional business, eg:
i) What is the name of your company?
ii) With whom am I speaking?
iii) How did you hear about “us” (Inkwell Editorial)?
iv) May I have a phone number/email for additional follow up where necessary?
Now, you may feel uncomfortable asking all of this upfront – and sometimes clients won't give you all the info (usually, you can at least get a name and company name).
But, this is less important than the impression you will have made. Even if they don't use you, they will recall that you sounded like a real business, not just a freelancer.
Hence, they won't be looking to pay you less than.
NOTE: Try to get in the habit of asking these questions because it helps you to build your database. No matter how brief the contact you had with a client – if they called you, then they are in need of the type of services you offer.
So, by getting this information, you can market to them on a consistent basis – and one day get their business – which leads me to my last point . . .
7. “Big Company” Followup
Not as in a thank you note with the project you turned in, but as in a company newsletter, a well-designed survey, custom thank you cards (eg, with your business name embossed on them).
Another lesson among the many that I've learned as an entrepreneur is that, as small business owners, most of us take the “low-hanging fruit lessons” from big business. So, for example, we know to follow up. But, we don't do it in a professional, “big company-like” manner.
We know to answer the phone without screaming babies in the background, but we don't ask basic questions that signal “you've reached a business that knows what it's doing.”
These are subtle signs that make all the difference in how you will be perceived. And, perception in business – and in life – is everything.
It leads directly to how much value clients will place on your services – hence, how much they will pay you for them.

As much as it pains you to do it, you push yourself to sit down and start dialing. Dialing for dollars… it's a number's game… sooner or later you're going to hit the jackpot! You psyche yourself out for a good calling session. A couple hours later, that pumped up optimistic feeling is replaced with feelings of hopelessness and devastation. Your bank account is sinking right along with your spirits, and while you're trying to keep up a positive attitude, little sneaky nagging doubts pop up. How long can you continue on this path of failure?
Without a steady stream of leads into your funnel you have no business. Lead brokers know this, and that is what keeps them in business. You either have to learn how to generate your own targeted leads, or pay someone to do it for you. I bolded the word targeted for a reason. Not all leads are created equal. Wherever you get your leads, they are targeted to something. For the most part, “business” leads that you purchase from a broker – double opt in, short form survey, long form survey… it doesn't matter, are opportunity seeker leads.
The professional marketer knows that to market his product or service, he has to identify his target market. Once you identify who is actively looking for your product, you simply give them what they want. It sounds simple doesn't it? And it really is, but it requires us to do something that most people won't. Think. You must develop a strategy and that requires thought.
I don't care where you get your leads from – if you don't have what that particular lead wants or needs, your leads suck. Think about this for just a minute. It's the selling ice cubes to Eskimos principle. It doesn't matter how good you are, you will not sell kitty litter to a dog owner. And you won't turn a dream seeker into a business builder.
Our business attracts two types of people. Dream seekers and business builders. Those who are buying dreams don't want to do what it takes. They have a lottery mindset and they are spending their time and money moving from slot machine to slot machine, hoping that they'll pull that lever on one and hit the jackpot. Of course they never do. So while dream seekers buy dreams, business builders buy businesses. Knowing who you are talking to makes all the difference.

Many times in Direct Sales or Network Marketing it is very easy to get frustrated because you are not seeing the progress that you would like to see. When you feel yourself getting frustrated it is very easy to not be your best because your mind is harboring anger due to lack of progress. You are moving and progressing, but not fast enough for you. You have signed up a few consultants or reps in the last few months, but another rep signs up 17 in one day. At that point you get frustrated, but what good does that do because it will only slow down your momentum. The three keys I have learned to getting motivated in direct sales and network marketing are
Be your best each and everyday!
Don't ever compare yourself to another consultant or representative. You might have been in the business for 3 years and at a certain level and some body else comes in the business and within 7 months has surpassed what you did. As long as you know you are doing your absolute best everyday and giving you all that is all that matters. You are already walking in destiny but it is up to you to catch up to destiny. By being your best you will get to your destiny but trying to be someone else will impede your progress.
Evaluate your progress often!
You must realize what is working for you and what is not working. If you see that you have recruited three people in the last five months you must make a change to expedite your progress or it will take you much longer. You can continue to do the same thing, but you will continue to get the same result if you don't change. The more evaluate what you are doing on a monthly basis will increase your progress month after month while making you stay motivated. Understand small Steps will get you to the top.
Think Your Way Out of It
The greatest asset you have is your mind. With your mind you can achieve anything and as long as your mind is able to think you can think your way out of any situation in direct sales or network marketing. If you don't like something change it. If you can't change it change the way you think about it. Your mind will take you to your destiny as long as you continue to believe.
Frustration is a normal part of direct sales but it should motivate you to where you want to be in the company you are with.

Writers who use an attention grabbing lead will earn a thousand dollars more a year. Okay, this statement is utterly false, but it did its job to grab your attention, right? While false or exaggerated leads may do the job of getting attention from your readers, they should never be used. One false statement will label the rest of your article or story as unreliable. (Of course fiction is a different story). Try these three other leads that can be effectively used to grab your reader's attention right off the bat.
A Quote: Starting your article or story with a quote can really add to it or sabotage it. Pick a quote that fits nicely in with your topic and article. It is better to start your article with a plain sentence then awkwardly try to make a quote fit. Also, when using a quote as a lead, make sure that it sets the tone for the rest of the article. A quote like, “Girl's just want to have fun” may work for an article on teenager activities. However, using that same quote in a teenager's magazine talking about the increase of substance abuse is not as effective because it comes across too cheerful and light for what should be a serious article. Of course, like with all things, there are exceptions.
Shocking Statement or Statistic: This trick has been taught probably since junior high English classes. Opening your article with a shocking statement or statistic just works time after time. If done correctly, it can provide facts and interest at the same time. Of course, like using a quote, do not force this type of lead in if it will not flow. Also, like my lead above, dishonesty or exaggeration are like a dagger to the rest of your article. Keep your credibility.
A Mighty Metaphor: Another good literary device to use as an effective lead is a metaphor or simile. I think that a metaphor lead can look very unprofessional if done incorrectly. However, if it is done correctly, it will add creativity to the work. An example of this could be, “Her hair sparkled like the moon reflecting the sea. Her skin was silky and her overall appearance doll-like. What kind of monster would murder the beauty of JonBenet Ramsey?” (I know, not a good example, but first one I could think of).
As you sit down to write today, why not try one of the above leads. You may just discover it is the extra pow that is needed to liven up your writing. Not sure if it grabs the reader's attention? All you have to do is read the first line to someone and ask, or read it yourself. If you would flip the page after reading the first line, then what would stop others from doing the same thing?
